1. How do the buyer get the updates about the completion of under construction building?
If you are a purchaser of an apartment, you will be informed by the sales team of the builder. They will inform by sending a call, EMAIL, WHATSAPP & letter to the purchaser. They can do this process once they get an occupation certificate from Municipal Corporation after completion of the building.
2. What documents should be examined by the purchaser at the time of booking a flat? A buyer can ask for the following documents to check the authentication of construction company.
A. Certificate of title issued by an advocate
B. Municipal Approval
C. Sanctioned Plan
D. RERA REGISTRATION NUMBER
E. CC (COMMENCEMENT CERTIFICATE)
3. What is Certificate of Title?
Certificate Of title is the important document which reflects the history of the ownership of the land under construction. It is issued by an advocate to the construction company AND IS UPLOADED ON RERA WEBSITE.
4. What will be the process of registration of an instrument?
As a first step, an instrument gets signed by the party and then required stamp duty is affixed on it. If it is asked for, it has to be attested by the witnesses. All the parties involved, needs to be present at the office of Concerned Sub registrar of assurances.
5. What documents are required for the registration of an instrument?
Personal Identification like AADHAR CARD, PAN CARD or Passport (FOR NRI), photocopies of original instruments and ID proofs, 2 Passport size photographs are the required documents for the registration of an instrument.
